Sarjapur Road Real Estate Trends 2026

In 2025, Sarjapur Road's property rates average between ₹10,200 and ₹11,000 per sq ft. Experts report annual value growth of over 8% in this corridor. Premium enclaves can see rates up to ₹12,000 per sq ft. Major projects like the Sarjapur-Hebbal Metro Line and the Satellite Town Ring Road will boost connectivity and drive further demand.

Current Price Trends

Sarjapur Road prices have climbed sharply in recent years. Average rates hit about ₹10,500 per sq ft in early 2025. Housing.com shows a similar average of ₹10,190 per sq ft, reflecting steady demand. In established pockets, you can find prices as low as ₹7,000 and as high as ₹11,000 per sq ft. This wide range lets buyers choose between mid-range and premium options.

Infrastructure & Connectivity

The upcoming Sarjapur-Hebbal Metro Line (Phase 3A) will feature 28 stations, linking Sarjapur Road directly to Hebbal in North Bangalore. The Satellite Town Ring Road is also under construction, cutting travel times to peripheral areas and reducing traffic on main arteries. Road links like the Outer Ring Road, Hosur Road and Sarjapur Main Road already provide easy access to key IT parks and malls.

Demand & Rental Yields

Sarjapur Road transformed from farmland to an IT hub over the past decade. Many tech professionals and young families now seek homes here. Monthly rents for a 2 BHK start around ₹35,000, with rents projected to rise 10–20% in 2025. This strong rental growth makes the area attractive for investors seeking steady income.

Investment Outlook

Analysts predicted Bangalore's overall property market would grow about 5% in 2025, and Sarjapur Road is expected to match or exceed this pace. Continued IT expansion and new commercial zones along Sarjapur Road support long-term appreciation. As the metro and road projects finish, property values should rise further, giving early buyers solid gains.

Future Projections

With the Namma Metro Yellow Line operational since August 2025, connectivity to Bommasandra and R.V. Road has improved. As traffic eases and travel times shrink, more buyers will look to Sarjapur households. Ongoing mixed-use townships and gated communities will also drive demand, making Sarjapur Road one of Bangalore's hottest markets.
